Sunshine Coast bookings do not spread evenly across the year the way Brisbane's do. Noosa, Peregian, Coolum and Mooloolaba load up hard through December and January, fill again for every school holiday period, then drop into genuinely quiet stretches through the middle of the year.
That pattern is a gift, and most owners waste it. The mid-year lull is the cheapest, least disruptive maintenance window available anywhere in South East Queensland. Work that would cost you a blocked booking in January costs you nothing at all in June, and it means the property goes into peak season with its air conditioning serviced, its decking sound and its smoke alarms tested.
The other thing that defines this market is that guests come here for the outside. Decks, outdoor showers, barbecues, pool areas, outdoor furniture and sliding door tracks take genuine punishment from sun, salt and sand, and they carry a disproportionate share of the review. Sliding door tracks, screen doors, window runners and shower rails clog and seize with sand faster than anywhere inland. A sliding door that has to be shouldered open is a recurring complaint and a five-minute fix if it is caught early.
Properties up through Buderim, Eumundi and the hinterland fringe deal with shade, damp and leaf litter rather than salt. That means gutters, subfloor ventilation, timber rot and mould get the attention that coastal corrosion gets closer to the beach.

We prioritise guest-in-house faults everywhere we work, including Noosa in January. Peak season does mean more competing demand across the coast, so the honest advice is that a property which had a pre-season check in the winter is far less likely to need us at all in December.
