Sunshine Coast
The most seasonal short-stay market in South East Queensland
Sunshine Coast bookings do not spread evenly across the year the way Brisbane's do. Noosa,
Peregian, Coolum and Mooloolaba load up hard through December and January, fill again for every
school holiday period, then drop into genuinely quiet stretches through the middle of the
year.
That pattern is a gift, and most owners waste it. The mid-year lull is the cheapest,
least disruptive maintenance window available anywhere in South East Queensland. Work that would
cost you a blocked booking in January costs you nothing at all in June, and it means the property
goes into peak season with its air conditioning serviced, its decking sound and its smoke alarms
tested.
The other thing that defines this market is that guests come here for the outside. Decks,
outdoor showers, barbecues, pool areas, outdoor furniture and sliding door tracks take genuine
punishment from sun, salt and sand, and they carry a disproportionate share of the review.
Indoor-only maintenance misses most of what a Sunshine Coast guest actually notices.
