Why short-stay, specifically

Most maintenance businesses treat short-stay properties as ordinary residential work that happens to have an impatient owner attached. That misunderstands the job in a way that costs hosts real money.

On a long-term rental, a fault reported Monday and fixed Thursday is a perfectly good outcome. Nobody lost anything. On a short-stay property, the same three days can mean a guest who checked out early, a partial refund, a review that mentions the words broken and maintenance, and a ranking hit on the platform that quietly costs you bookings for months afterwards.

The trade work is identical. The consequences of being slow are completely different. Once you accept that, you end up building the business differently: scheduling against booking calendars rather than a week-ahead trade diary, stocking the parts that fail most often in heavily used properties, and treating an occupied property as a genuine emergency instead of a job for Thursday.

How we work

Everything in writing

There is no phone number on this site, and that is deliberate. Maintenance decisions made on a call get misremembered, and neither of us has a record of what was agreed. Written quotes, written approvals and photo reports mean you can forward the thread to a co-host, hand it to your accountant at tax time, or attach it to an insurance claim two years later.

It also means you can raise a job at 11pm from your phone without waiting until business hours, which is when most hosts actually discover their problems.

Photos on every job

A large share of the owners we work for do not live in the same city as their property, and some do not live in the country. They cannot drive past to check. Before and after images on every completed job, plus notes on anything else we noticed while we were there, are often the only honest picture of the property's condition they get all year.

We tell you when it is not worth doing

Sometimes the honest answer is that a repair is throwing money at a unit that will fail again next season, or that a job belongs to a specialist we are not. We would rather say that and lose the invoice than take work we should not have. It is also the reason we publish a plain list of what we do not do.

Guests come first in the queue

When a property is occupied and something has failed, that job outranks vacant property work regardless of when each was booked. If your job gets bumped by someone else's emergency, we tell you rather than letting the window quietly pass, and one day it will be your property at the front of that queue.

Where we work

We are based at 164B James Street, New Farm, a few minutes from the Brisbane CBD and inside one of the densest short-stay pockets in the city. From there we cover three regions across South East Queensland, each with genuinely different maintenance patterns:

  • Gold Coast - Coolangatta to Ormeau, including the high-rise strip through Surfers Paradise, Broadbeach and Main Beach.
  • Brisbane - the CBD, inner north and south, the western suburbs and the bayside.
  • Sunshine Coast - Caloundra through to Noosa, plus the nearby hinterland.

Licensing and insurance

Plumbing and electrical work is carried out by appropriately licensed Queensland trades. We carry public liability insurance, and a certificate of currency along with licence details is available on request before any work starts. If a job falls outside what we are licensed to do, we will tell you and point you at someone who is.

Working with property managers

If you manage several short-stay properties, we can take fault reports directly from your cleaners and report back per property so you are not the relay point for every message. Say so in your first enquiry and we will set it up that way from the start.
