The difference

Short-stay maintenance is its own trade

Maintenance on a long-term rental runs on a seven-day clock. A tenant reports a fault, a trade attends sometime that week, everyone moves on. Nobody loses money on the wait.

Short-stay does not work like that. Your window is often the five hours between a 10am check-out and a 3pm check-in, and if the fault lands mid-stay you are negotiating with a guest who is already drafting a review. The work is the same. The clock is completely different.

That is the entire reason Comodo Maintenance exists. We schedule against booking calendars, we keep the parts that fail most often in short-stay properties on the van, and we treat an occupied property as an emergency rather than a booking three days out.

What that looks like in practice

Send us your next check-in time with the job. We work backwards from it, tell you honestly whether we can beat it, and if we cannot, we tell you before you accept the booking rather than after.

The faults that cost hosts the most

  • Air conditioning failure in a Queensland summer. The single fastest route to a refund request.
  • No hot water. Guests will not wait until Monday, and neither will the review.
  • Lock and key failures. Smart lock batteries, jammed deadlocks, lockbox codes that stop working at 11pm.
  • Blocked drains and running toilets. High guest turnover means far more load than a family home.
  • Broken blinds, doors and fly screens. Cosmetic to you, "the place is run down" in a review.
  • Dead smoke alarms. A compliance problem and a 3am chirping problem at the same time.

From enquiry to guest-ready

No phone calls required at any point. Everything runs by email, which means it is written down, timestamped and easy to forward to your co-host or accountant.

  1. You send the details

    What is broken, which room, and the date of your next check-in. Photos help enormously if you have them from a guest or cleaner.

  2. We quote in writing

    A fixed price where the job is clear, or an hourly rate with a realistic time estimate where the fault needs diagnosing first. Nothing proceeds without approval.

  3. We attend around your calendar

    Booked into a gap between guests wherever possible. If a guest is in the property, we coordinate a time directly with them.

  4. You get the evidence

    Photos of the completed work, notes on anything else we noticed, and an invoice. Useful for depreciation records and for insurance claims later.

Do you only work on Airbnb properties?

Airbnb and short-stay properties are our specialty, but we work on any residential property in South East Queensland. Holiday homes, Stayz and Booking.com listings, corporate stays, executive rentals and standard long-term rentals are all welcome. The difference is that our scheduling is built around booking calendars, so short-stay owners get the most out of how we operate.

Which areas of South East Queensland do you cover?

We service the Gold Coast from Coolangatta up to Ormeau, greater Brisbane including the inner city and bayside suburbs, and the Sunshine Coast from Caloundra through to Noosa. If your property sits just outside those boundaries, send an enquiry anyway and we will tell you honestly whether we can cover it.

Can you attend while a guest is staying in the property?

Yes, and it is a large part of what we do. Guest-in-house faults are prioritised ahead of vacant property work. We coordinate an arrival time that suits the guest, keep the visit short and contained, and send you a photo summary afterwards so you know exactly what the guest experienced.

How do you handle access if I live interstate or overseas?

Most of our owners are not in the same city as their property, and several are not in the country. We work from lockboxes, smart locks, building concierge, or a key held by your cleaner or property manager. Once access is set up the first time, later jobs usually need nothing more from you than a reply to an email.

Do you charge a call-out fee?

We quote each job rather than publishing a flat rate, because a blown light fitting and a failed hot water system are not the same visit. Send through what is happening and we will come back with a written price, or an hourly rate and a realistic time estimate where the fault needs diagnosing first. Nothing goes ahead until you approve it.

Can you work directly with my cleaner or property manager?

That is usually the fastest arrangement. Your cleaner is the first person to see a broken blind, a leaking tap or a dead smoke alarm, so we are happy to take reports straight from them and copy you in. You stay informed without having to relay every message yourself.

Are you licensed and insured?

Plumbing and electrical work is carried out by appropriately licensed Queensland trades, and we carry public liability insurance. Licence details and a certificate of currency are available on request before any work starts.
